Please see Planned & Preventative Maintenance
Typically taken at the beginning of the commercial occupation of leasehold property, a schedule of condition records the ingoing state of the premises concerned.
Not only can this help in determining the extent of fit-out and work required prior to moving into the property, but at the end of the lease or where a dilapidations schedule is prepared this will help to establish the starting point for negotiations on issues of repair, or reinstatement where alterations may have been made.
As useful a tool for Landlord's / property owners as it is for Tenants, a schedule of condition should be comprehensive, systematic and sufficiently detailed to ensure future reference is straightforward and may be easily understood by the professional and lay-person alike.
