Under section 11 of the Landlord & Tenant Act 1985 (s.11) a Landlord is obliged to keep in repair the structure and exterior of their property, and to keep in repair and proper working order the apparatus for the supply of water, gas and electricity and for sanitation, space and water-heating.
When bringing a claim against a social Landlord or the Local Authority (and likewise for a Landlord defending a claim), an expert's report on the issues affecting the property is prepared to enable matters to proceed with a view to agreeing the issues and addressing the works required.
